How It Works
Selling Your House, Step by Step
We buy houses other buyers won't touch. Tenants, damage, liens — bring it.
Three Steps
Tell us about the house
Address and a few details. Photos help but aren't required.
Get a cash offer
We'll walk the property (takes 20 minutes) and make you a firm offer — usually within 24 hours.
Close when you want
7 days or 70 days — your call. We close through a local title company.
How We Price Your House
The walkthrough is the whole inspection — we do not send an inspector to nickel-and-dime you later. We look at the big-ticket items, estimate the rehab honestly, and price the house as it sits. Then we check recent sales of comparable homes in your neighborhood to set the after-repair value. Your offer is the after-repair value minus repairs minus our margin, and we will lay out every number.
Closing happens at a local title company. They verify the title, pay off the mortgage and any liens from the proceeds, and hand you the rest by wire. Most of our deals close in 7 to 14 days, and you pick the date — fast if you are in a hurry, slower if you need time to move. We fund our own purchases, so there is no lender, no appraisal, and no assignment. The number stays the number.
The only thing we need from you is the deed or mortgage information and a signature at the end. We handle the title search, the payoff letters, and the lien releases. If something turns up in the title that we can fix, we fix it and the date holds. If it cannot be fixed, we tell you immediately and the deal is off with nothing owed.
What Happens at Closing
A local title company handles the paperwork and payoffs and walks you through every document before you sign. You sign — in person or electronically, from home or anywhere else — and the funds wire to your account once the deed is recorded. Most closings finish within 7-14 days, and you pay zero fees or commissions. If you need the date moved up or pushed back, it moves with you.
